Having found the group that you want to share a house with:-
Download and read our Tenancy Agreement and make sure that you will be able to comply with all the conditions it sets out. You may also like to obtain independent advice from a legal adviser or Citizens Advice Bureau.
Find a person (preferably a relative), who is prepared to act as your Guarantor. Ask them to download a copy of our Guarantor Agreement and Tenancy Agreement and confirm with them that they are agreeable to all the terms in the two documents.
Look through our list and note the houses that interest you.
Look at our viewing schedule and find a slot when the whole group is available for viewings.
Confirm your viewing by giving us a call or sending a text. We can then confirm times or let you know if a property has already been reserved.
If after viewing a house you would like to reserve it, each person will be required to pay a £25.00 cash non refundable reservation fee. This amount will later be deducted from the administration fee.
We do not hold your deposit. It will be held and protected by the DPS and you will need to decide which of you is going to be the Lead Tenant for this.
A personalised Tenancy Agreement will then be drawn up and a copy sent to your Guarantors together with a Guarantor Agreement for them to sign and return.
You will be asked to make an appointment to meet and sign the Tenancy Agreement - the whole group will need to be available for this. On signing the Agreement you will need to pay £100 being the balance of the annual administration fee and a deposit of £225.00 per person.
Once the Tenancy Agreement has been signed, we are both entering into a legally binding contract, you cannot change your mind after signing the Agreement.
Over the summer months, your house will be prepared for you. Any repairs and redecoration that is required will be carried out and it will be professionally cleaned ready for you to move in.
Call us during August to confirm the exact date that you are going to move in and we will arrange a suitable time to hand over the keys and the house handbook and to run through how everything at the house works.
On moving in, you will be given the Condition and Inventory Report. You will need to confirm that the Report is accurate by signing and returning it to us within your first week at the house.
